HomeMy WebLinkAbout2ND ST W 355 02/05/2003J EXHIBIT B OF DESIGN REVIEW - •. 02 028 CERTIFICATE OF APPROPRIATENESS 355 West 2nd Street In accordance with Ordinance No. 1001 which was adopted June 20, 1988, by the Tustin City Council, the Community Development Director has the authority to approve, approve with conditions, or -deny Certificates of Appropriateness for improvements requiring,a City building permit for property located within a Cultural. Resource District. The proposed project includes demolition of a dilapidated two -car garage and construction of a 604 square foot detached two -car garage, including a laundry room" and workshop, designed to complement the existing residential structure, which is a B -rated Victorian Italianate_ listed in the Tustin Historical Resources Survey.. The Community Development Department finds and determines as follows: A., The existing garage is not listed or noted in the Tustin Historical Resources Survey, as a significant structure. The garage is substandard and restoration' is not economically feasible or practical. The replacement garage will be located in the same location as the existing. garage and constructed to complement the Victorian Italianate architectural, style of the residence. B.. The proposed work will conform to the Municipal Code and TCC -Section 8103(m) in thattheproposed work will require issuance- of a building permit, and site inspections. _ C. The proposed work will not' adversely, affect the. character -of the District or Designated Cultural Resources -;within the District in that the proposed two -Car garage is designed to complement the existing Victorian Italian -ate residential structure in style, material, color and- design. The new garage structure will be situated in the same area as the existing garage to replicate the traditional land use pattern associated"with single-family residential development in the area. D. The proposed work is harmonious with existing surroundings in that the new Mo - car garage structure meets .the Tustin .City Code requirements for accessory structures and is designed to complement the existing- residence.
