THIRD STREET Tustin, CA 92780 March 23, 2004 714.573.3100 In accordance with Ordinance No. 1001 which was adopted June 20, 1988, by the Tustin City Council, the Community Development Director has the authority to approve, approve with conditions, or deny Certificates of Appropriateness for improvements requiring a City building permit for property located within a .Cultural Resource District. The proposed project includes a three (3) bedroom and three (3) bathroom addition (including a new 960 square foot second floor addition, a new 800 square foot first floor addition, and a new two -car garage), to an existing single -story residence, which is a non -rated structure listed in the Tustin Historical Resources Survey. The Community Development Department finds and determines as follows: A. - The existing residence is not listed or noted in the Tustin Historical Resources Survey. The proposed second floor addition is setback approximately 75 feet form the front property line and.not notably visible from the public right-of-way. B. The proposed work will conform to the Municipal Code and TCC Section 8103(m) in that the proposed work will require issuance of a building permit and site inspections. C. The proposed work will not adversely affect the character of the District or Designated Cultural Resources within the District in that the proposed addition garage is designed to complement the existing residential structure in style, material, color, and design as approved per Design Review 03-027. Architectural treatments, exterior colors and finishes of the proposed addition, including stucco, white vinyl divided light doors/windows as shown on the approved plans, window trim, and roofing shall match the existing house. D. The proposed work is harmonious with existing surroundings in that the two-story addition meets the development standards for Single Family Residential (R-1) structures and is designed to complement the existing residence.
