HomeMy WebLinkAboutEL CAMINO REAL 300 10/07/20040 0 Community Development Department October 7, 2004 City of Tustin 300 Centennial Way CERTIFICATE OF APPROPRIATENESS Tustin, CA 92780 300 El Camino Real 714.573.3100 REROOF OF A NON -RATED CONTRIBUTING STRUCTURE In accordance with Ordinance .No. 1001 which was adopted June 20, 1988, by the Tustin City Council, the Community Development Director has the authority to approve, approve with conditions, or deny Certificates of Appropriateness for improvements requiring a City building permit for property located within a Cultural Resource District. The proposed project includes the installation of a GAF Built -Up "A" rated base sheet roofing with a 10 year rating. As the building is not included with the Tustin Historical Survey, the structure is considered a non -rated contributing structure. The Community Development Department finds and determines as follows: A. The proposed work conforms to the Municipal Code and any applicable design standards in that in accordance with TCC Section 8103 (m) the proposed roof is a class A covering assembly. • B. The proposed work does not adversely affect the character of the District or Designated Cultural Resources within the District in that the proposed reroof installation is necessary to ensure the continued protection and inteirity of the commercial structure In the commercial building's staggered upper roof, _g� pP the reroof will consist of one (1) laver base sheet overlaid with three 3) layers of Ply 41 sheeting _ g and flood coated with asphalt mixed with rock For the building's lower roof, the existini roof will be entirely removed and reroofed with one laver base sheet overlaid with three layers of Ply 4 plysheeting and flood coated with asphalt mixed with rock C. The proposed work is harmonious with existing surroundings in that the proposed reroof is consistent with the existing built-up roofing and appropriate for the style of the building. The proposed work is hereby approved, subject to the following conditions: 1. Prior to the start of any work, the applicant shall obtain a building permit and pay all applicable plan check and permit fees. 2. Any replacement or repair of any existing features surrounding the roof shall match the existing materials, finish, and colors of the existing structure. 3.
