HomeMy WebLinkAboutPACIFIC ST S 265 12/02/2004��c�►t� Community Development Department DECEMBER 2, 2004 City of Tustin 300 Centennial Way Tustin, CA 92780 CERTIFICATE OF APPROPRIATENESS 714.573.3100 265 SOUTH PACIFIC STREET PLACEMENT OF A HEATINGNENTILIATION AIR CONDITIONING COMPRESSOR SYSTEM RESIDENTIAL VICTORIAN -GREEK REVIVAL STRUCTURE In accordance with Ordinance No. 1001 which was adopted June 20, 1988, by the Tustin City Council, the Community Development Director has the authority to approve, approve with conditions, or deny Certificates of Appropriateness for improvements requiring a City building permit for property located within a Cultural Resource District. The proposed project includes the installation of a heating/ventilation unit and air conditioning condenser unit. The heating unit will be located internally within the home inside, an enclosed cabinet and the air conditioning condenser will be located in the side yard adjacent to the residence and behind a three (3) foot high fence that has an equivalent height shrub in front of it. The structure is an "A" rated Victoria -Greek Revival structure per the Tustin Historical Resources Survey. The Community Development Department finds and determines as follows: A. In accordance with TCC Section 8101 (301.2.1) the heating and air conditioning unit requires a building permit. B. The proposed work does not adversely affect the character of the District or Designated Cultural Resources within the District in that the heating unit shall be located within the home inside an enclosed cabinet. A four (4) inch standard (heat) vent pipe will be installed on the roof. C. The proposed thirty-four (34) inch hiqh air conditionina condenser will not be visible from Third Street, because it is located in the side yard adjacent to the residence behind a three (3) foot high fence that has an equivalent height shrug in front of it. The copper piping conduit will be routed beneath the home and will not be visible from the exterior. The proposed work is hereby approved, subject to the following conditions: Prior to the start of any work, the applicant shall obtain a building permit and pay all applicable plan check and permit fees. 265 South Pacific Street • December 2, 2004 Page 2 2. Any replacement or repair of any existing features surrounding the roof shall match the existing materials, finish, and colors of the existing structure. 3. Vent pipes and stacks that protrude through the roof shall match the color of the roof material. 4. Any additional replacement or repair of any existing features shall match the . existing materials, finish, and colors of the existing structure. Elizabeth A.
