HomeMy WebLinkAboutPASADENA AVE 325 12/02/2004.04 - 1'� �' �►�S►C,� Community Development Department December 28, 2004 C � ty of Tu st � n 300 Centennial Way CERTIFICATE OF APPROPRIATENESS Tustin, CA 92780 714.573.3100 325 PASADENA AVENUE, A NON -RATED RESIDENTIAL STRUCTURE ADDITION OF 495 SQUARE FEET FOR A BEDROOM, FULL BATHROOM, WALK-IN CLOSET, EXPANSION OF AN EXISTING DINING/LIVING ROOM, ADDITION OF A FRONT PORCH, AND MODIFICATION OF THE ROOF RIDGE In accordance with Ordinance No. 1001 which was adopted June 20, 1988, by the Tustin City Council, the Community Development Director has the authority to approve, approve with conditions, or deny Certificates of Appropriateness* for improvements requiring a City building permit for property located within a Cultural Resource District. The project includes the addition of a first -story bedroom, full bathroom, and walk-in closet in the rear yard. The front yard portion of the project includes the expansion of an existing living/dining room, addition of a front porch, and modification to the roof ridge. The Community Development Department finds and determines as follows: A. The proposed work conforms to the Municipal Code including density and setback restrictions. The project meets the design review criteria established by the municipal code in that the addition of the bedroom, full bathroom, and walk-in closet occur at the rear of the property and are not visible from the front of the property. The expansion of the living/dining room will eliminate angular irregularities at the front of the home and allow the roof ridge to be established in a straight line which improves the design of the dwelling as viewed from the street. The addition of the front porch will create an architecturally intermediate feature on the dwelling and will be compatible with porches on neighborhood dwellings. All exterior treatments shall match the colors and materials of the existing building. B. The proposed work does not adversely affect the character of the District or Designated Cultural Resources within the District in that all but one structure on the street are non -rated residential structures and the proposed additions and modifications to the existing structure will intermingle with the eclectic mix of architecture in the neighborhood rather than detract from it. The proposed straight roof ridge and front porch addition are reflective of architectural building styles in the Cultural Resource District in that the Greek Revival, Italianate, Colonial Revival, Craftsman Bungalow, and California Bungalow typically can have straight roof ridges and porches. The proposed work is hereby approved, subject to the following conditions: Prior to the start of any work, the applicant shall obtain a building permit and pay all applicable plan check and permit fees. 2.
