THIRD STREET REPLACEMENT OF AN EXTERIOR CIRCUIT BOARD ON NON -RATED RESIDENTIAL STRUCTURE In accordance with Ordinance No. 1001 which was adopted June 20, 1988, by the Tustin City Council, the Community Development Director has the authority to approve, approve with conditions, or deny Certificates of Appropriateness for improvements requiring a City building permit for property located within a Cultural Resource District. The proposed project involves the replacement and upgrade of an existing electrical circuit panel to a 200 amp electrical circuit panel, on a Non -Rated structure at 685 W. Third Street. The existing circuit panel is located in a rear yard which is not visible from the public right-of- way. No other external changes are proposed. The Community Development Department finds and determines as follows: A. The proposed work conforms to the Municipal Code and any applicable design standards in that the replacement of an electrical circuit panel would not change the building's architectural style. Moreover, the work performed shall be required to adhere to the City of Tustin's Building Code requirements. B. The proposed work does not adversely affect the character of the District or Designated Cultural Resources within the District in that the installation of a 200 amp electrical service panel will replace the existing exterior circuit panel on the rear elevation of an existing single family dwelling. C. The proposed replacement of a circuit panel is not expected to detract or conflict with the external architectural style or appearance of the building or the existing surrounding uses. The proposed work is hereby approved, subject to the following conditions: 1. Prior to the start of any work, the applicant shall obtain a building permit and pay all applicable plan check and permit fees for replacement of an existing electrical circuit panel with a new 200 amp electrical circuit panel. 2. Any replacement or repair of any existing features shall match the existing materials, finish, and colors of the existing exterior structure. Elizabeth A.
