THIRD STREET 714.573.3100 ADDITION AND FAOrADE IMPROVEMENTS TO NON -RATED STRUCTURE IN THE CULTURAL RESOURCE OVERLAY DISTRICT In accordance with Ordinance No. 1001 which was adopted June 20, 1988, by the Tustin City Council, the Community Development Director has the authority to approve, approve with conditions, or deny Certificates of Appropriateness for improvements requiring a City building permit for property located within a Cultural Resource District. The proposed project includes a 319 square foot family room addition to the back of the dwelling, a 28 square foot expansion of a dining room at the front of the building, a front porch with overhead trellis, and trellis embellishments facing the- street. The Community Development Department finds and determines as follows: A. The proposed work conforms to the Municipal Code and any applicable design standards in that the existing structure is a non -rated post war style dwelling which is not one of the architectural styles of designated buildings in the cultural resource overlay district. The proposed addition and fagade remodel will enable the dwelling to incorporate elements of Craftsman, Monterey, and Spanish Colonial Revival architecture and would be in compliance with the Municipal Code, including density and setback restrictions. B. The proposed work does not adversely affect the character of the District or Designated Cultural Resources within the District in that the structure is non -rated and the improvements will consists of architectural elements consistent with architecture in the district. C. The proposed work is harmonious with existing surroundings in that the improvements will consists of architectural elements consistent with architecture in the district. The proposed work is hereby approved, subject to the following conditions: 1. Prior to the start of any work, the applicant shall obtain a building permit and pay all applicable plan check and permit fees. 2. All proposed materials, finish, and colors for the proposed additions and fagade remodel shall match those of the existing structure. Elizabeth A.
