MAIN STREET PROPOSAL: The property is improved with an "A" rated "Period Revival -Tudor" house per the Tustin Historical Resources Survey. The proposed project is a kitchen remodel, conversion of an existing bedroom into a den, and replacement of two exterior wooden windows with a single steel window. In accordance with Ordinance No. 1001 which was adopted June 20, 1988, by the Tustin City Council, the Community Development Director has the authority to approve, approve with conditions, or deny Certificates of Appropriateness for improvements requiring a City building permit for property located within a Cultural Resource District. The Community Development Department finds and determines as follows: A. The proposed work conforms to the Municipal Code and any applicable design standards in that the proposed work primarily involves interior remodeling which would not affect the building architecture or residential use. Exterior alteration consists of the replacement of two small windows with a single 4 feet 9 inches tall by 4 feet 8 inches wide steel window that is consistent with the architectural style and material of the existing windows on the house and is also consistent with the Tudor architectural style that consists of multi -paned narrow windows usually in bands of two or three. B. The proposed work does not adversely affect the character of the District or Designated Cultural Resources within the District in that the proposed exterior window on the south elevation will have minimal visual impacts to the surrounding neighborhood because it is located at the rear of the property. In addition, the window design is consistent with the existing windows on the house and upholds the character defining features of the Period Revival -Tudor architectural style. C. The proposed window must be recessed into the exterior wall of the home to match the existing recessed windows on the house. 3. Any replacement or repair of any part of existing structure shall match the existing exterior materials, finish, and colors of the existing structure. The proposed window shall be subject to a field inspection by the Planning Division prior to the approval of the building final inspection by the Building Division. If the window installed does not match the material, color, and architectural style of the existing windows on the house, the property owner/applicant shall reinstall the proposed window to match the existing windows.
