HomeMy WebLinkAboutEL CAMINO REAL 170 07/06/2010Community Devepment Department CERTIFICATE OF APPROPRIATENESS JULY 6, 2010 170 EL CAMINO REAL 0 TUSTIN BUILDING OUR FUTURE HONORING OUR PAST The property is currently vacant and the proposed improvements (C09-0204) involve the construction of a new three-story mixed-use building comprising 7,605 square feet. Parking will be located to the rear of the building and accessed through the rear alley which allows for a full width fagade along EI Camino Real. The ground floor of the building will consist of retail uses with 2nd floor office use and residential use will occupy the 3rd floor. The architectural design of the building is similar to other buildings located within Old Town Tustin in terms of exterior materials, massing, and details. Exterior materials consist of brick, stucco, and concrete with details such as light sconces, awnings, and cornices. There is repetition and consistency in fenestrations which gives the building balance. Entry at the sidewalk and orientation towards EI Camino Real serve to enhance pedestrian access and complement the streetscape. In accordance with Ordinance No. 1001 which was adopted June 20, 1988, by the Tustin City Council, the Community Development Director has the authority to approve, approve with conditions, or deny Certificates of Appropriateness for improvements requiring a City building permit for property located within a Cultural Resource District. The Community Development Department finds and determines as follows: A. That on March 4, 2008, the Tustin City Council adopted Resolution No. 08- 06 approving Conditional Use Permit 07-014 and Design Review 07-015, and waiving in -lieu fees for nine (9) parking stalls for the subject mixed-use project. B. The proposed work conforms to the Municipal Code and any applicable design standards in that the proposed project meets zoning code and building code requirements. C. July 6, 2010 p. The proposed work is harmonious with existing surroundings in that the proposed work will enhance the appearance and functionality of the vacant lot. The proposed building is compatible with other commercial and mixed- use buildings within Old Town Tustin in terms of exterior materials, massing, and detailing. . The proposed work is hereby approved, subject to the following conditions: 1. Prior to the start of any work, the applicant shall obtain a building permit and pay all applicable plan check and permit fees. 2. All new utilities shall be placed underground. 3.
