HomeMy WebLinkAboutMAIN ST W 445 02/16/20120 Community Development Department • CERTIFICATE OF APPROPRIATENESS FEBRUARY 16, 2012 445 WEST MAIN STREET TUSTIN BUILDING OUR FUTURE HONORING OUR PAST PROPOSAL: The property is developed with an existing single-family detached dwelling and attached two -car garage built on or around 1952 according to the 2003 City of Tustin Historical Resources Survey. The house is listed in the 2003 Survey as having a tract ranch architectural style and a "5D1" rating, signifying that it is a contributor to the Cultural Resources Overlay District. The proposed project includes fire damage repair, the conversion of an existing attached unpermitted studio apartment to a master bedroom and bathroom, a new laundry room/hall, the removal of an existing patio cover, the relocation of- the front door, and interior and exterior remodeling. The proposed addition will be constructed to be compatible with the existing house in terms of exterior wall material, windows, and exterior color. New roof material is proposed for the entire house. In accordance with Ordinance No. 1001 which was adopted June 20, 1988, by the Tustin City Council, the Community Development Director has the authority to approve, approve with conditions, or deny Certificates of Appropriateness for improvements requiring a City building permit for property located within a Cultural Resource District. The Community Development Department finds and determines as follows: A. The proposed work conforms to the Municipal Code and any applicable design standards in that the proposed project meets zoning code requirements and would match the exterior colors and materials of the existing house. B. The proposed work does not adversely affect the character of the District or Designated Cultural Resources within the District in that the proposed project is an addition to an existing house with the addition at the rear of the property and not highly visible from Main Street, thereby maintaining the character of the District. 300 Centennial Way, Tustin, CA 92780 • P: (714) 573-3100 0 F: (714) 573-3113 0 www.tustinca.org C. The proposed work is harmonious with existing surroundings in that the proposed project is a new addition that is proposed to match the existing house in terms of exterior materials and colors, and will not conflict with the architectural style of other surrounding structures. The proposed work is hereby approved, subject to the following conditions: 1. Prior to the start of any work, the applicant shall obtain a building permit and pay all applicable plan check and permit fees. 2. Any replacement or repair of any part of existing structure shall match the existing/proposed exterior materials, finish, and colors of the existing structure. 3. Prior to project final and occupancy, field inspection shall be conducted to verify consistency with the approved set of plans. Elizabeth A.
